What does learning to ride a bike and investing in real estate have in common?

Both of them follow the general rule that doing something new for the first time can be quite challenging and daunting.  But, once you overcome those first time challenges with riding a bike, your  memory takes over and you will never forget how to use your new skill (sure those skills might get rusty – but never forgotten).

Unfortunately, the challenges with real estate investing cannot be so easily memorized.  As well as all the many strategies on how to successfully invest in real estate and the amount of basic education required, there are a few other important factors to take into consideration – economic fundamentals, market cycles, and trends. These all change on a continuous basis and require constant update.  This means that first time investors as well as seasoned investors have many challenges that they must face.

The good news is - these challenges can be overcome, and once the challenges are managed; there is great reward for your efforts. Like anything, practice makes perfect.  The practice has to come from actually doing the real estate transaction and not just thinking about it – that’s really the only way to develop as an investor.  You have to take the plunge eventually!

One of the first challenges that both new and experienced investors need to address is whether now is the right time to invest in real estate?  The quick answer to this question is that it is always the right time to invest in real estate; it is just a matter of finding the right investment.   There are a lot of factors that go into making the decision to invest, but at the heart of any investment, there is a common goal of making money! If we all have a common goal of making a profit, or turning our money into larger sums of money, whose advice or trends should we take notice of?  I suggest we take notice of the people that are already making it happen, the knowledgeable real estate investors. There is a wealth of excellent real estate information out there, as well as informative workshops and seminars to keep you up to date and motivated.  It’s always a great idea to mix with other successful real estate investors – they can help to inspire and provide you with invaluable information as well as expanding your network of contacts.

If you believe the media hype you will be aware that the national real estate market is supposedly cooling and a bubble waiting to happen; according to seasoned investors there are still great investments  to be found. The key of course is finding those investments, and having enough influence to negotiate terms that take advantage of the current real estate investment climate and trends.
